a management strategy to best achieve each client’s
individual investment objectives.
Financial
Reporting/Transparency. Easton Lynd provides best in class
reporting supported by MRI and Skyline Investors can view their
portfolio’s performance using individually tailored reports
in real time using our proprietary web based portal – the
Ultranet – to receive a high level or detailed property
report at their convenience.
Accounting. Most
accounting functions are handled through our centralized accounting
department based in San Antonio which provides a single point of
contact for all accounting issues and ensures consistency and a
seamless transition throughout the handover process. Whether your
portfolio is one building in Albuquerque or thirty across the
country, our team can handle the process without a
glitch.
Budgeting. Easton
Lynd develops and monitors the property's budget through the eyes
of the investor. Each line item is constantly reviewed to reveal
any potential costs savings. Any necessary budgetary adjustments
are revealed immediately accompanied by supporting evidence
suggesting those adjustments.
Construction
Management. Each Tenant Improvement or Capital Expenditure
project is undertaken with the property and the bottom line the
highest priority. Our seasoned staff assembles multiple competitive
bids to determine the most appropriate scope and pricing before
releasing work. Properties are constantly being reviewed and
capital projects are recommended and budgeted annually for
recommendation to our clients.
Maintenance
Programs. Easton Lynd provides monthly maintenance cost
monitoring and the development and implementation of preventative
maintenance programs. Our 24 hour Call Center ensures that each
maintenance call is tracked from receipt to close out and that
every call is properly accounted for and billed back as
accrued.
National Purchasing
Power. Easton Lynd has proven procedures for the purchase of
all equipment, supplies, contracted building services, and
insurance coverage to ensure the investor receives the most for the
money. Our large portfolio provides buying power to offer the
lowest price possible.
Rent Collection.
Time is money and an out of control delinquency issue can wreak
havoc on returns. Easton Lynd strives to maintain a Zero
delinquency policy at each property under management. Tenants are
billed as per the lease and a dedicated staff is provided to
professionally and tactfully ensure rents are received on
time.
Tenant Relations.
Easton Lynd understands that the customer is the lifeblood of the
property. We are attentive to tenants' needs and respond to their
concerns immediately using our 24 hour Call Center. Tenant follow
up by one of our skilled Property Managers ensures completion of
any maintenance requests which is documented and available for
report.
